New BuildHave your dream home in mind? We’ll help you make it a reality

Years of dealing with developers' tight deadlines

Buying a new build is often legally different from buying an existing building. This specialist knowledge is one of EJ Winter’s areas of expertise. Guarantee yourself a stress-free move with the assistance of one of our specialist solicitors.

You may think the deadline set by your developer is too soon, but our solicitors understand the complexities involved in buying a new build and are experienced in working to the tight deadlines demanded by developers.

Over 25% of our property work is dealing with new build property and we’re recommended by some of the country’s top developers. We’ll ensure that you and your developer work together to achieve a successful outcome and remove the stress caused by tight turnarounds.

Help To BuyWe can help you get a foot onto the first rung of the property ladder

Helping you to understand the Help to Buy initiative

In 2013, the second phase of the Government’s Help to Buy scheme was launched. Unlike the first phase, which only applies to buyers wishing to purchase new-build homes, the second phase is applicable to the secondary market as well.

While the Help to Buy scheme was designed to make the process easier for buyers, the legal process can be complex. Here at E J Winter, we have conveyancers that specialise in this area and can help get you into your dream property as soon as possible.

Take the stress out of the Help to Buy process and let our practical specialists ensure your move goes smoothly.

Lease ExtensionsMake mortgages easier, increase your property’s value and attract more buyers

Turning legal jargon into easy reading.

Lease extensions can add to the value of your property, as well as making it easier to mortgage and sell. However, extending a lease is an overlooked and complex part of selling a flat – but with us, it needn’t be.

As the owner of the flat, you are the property’s leaseholder. The owner of the entire block is the freeholder. You own your property for the entire length of the lease and then it reverts to the freeholder’s possession.

A standard lease is around 99 years long, starting from the year the building was built. Broadly speaking, as the time left on a lease decreases, so does the property’s value. This is due to mortgage requirements, as the majority of banks and building societies will, on average, want around 70 years left on the lease.

If a flat’s lease has over 70 years on it, it will attract a larger pool of buyers.

You can apply for lease extensions of up to an additional 90 years. To qualify for this, you must have a long residential lease and have owned the flat for at least two years.

Our property team specialises in lease extensions and can assist you with a wide range of issues, including:

  • Extending your lease
  • Advice if you do not qualify by traditional standards
  • Costs involved in lease extensions
